While the market is still largely being driven by a growing number of “housing hotspots”, there is increased activity in most areas and price ranges as well as product types, and industry producers and suppliers are regaining a feeling of optimism about this marketplace.
The details of month by month new-home activity are available in our Phoenix Housing Market Letter, our Sales and Permit Report, and in our Magic Professional housing data application. See the report section on this website.
Recently the market share capture of new homes overall versus existing homes has risen about 15%, but in the housing “hotspots” in the region new-home market share has returned to the 30-35% range which was by norm prior to the 2005 market.
We identify these housing hotspots in our 5 Year Forecast 2017-2021 available online from this website.

In our view
In the next several months’ land developers and homebuilders here in Phoenix will continue to make use of our analysis tools to identify the neighborhoods where the balance has already shifted from resale housing to new housing as evidenced by the market share capture being demonstrated by new housing in those areas. Then the task will be to identify and acquire available land either in those areas or near so that they can take advantage of the demonstrated demand preferences in those areas.
This will take some serious product niching analysis requiring the kind of information available in our market intelligence products, including our Magic Professional housing data application.
