Recently the market share capture of new homes overall versus existing homes has risen to the range of 18% or so, but in some housing “hotspots” in the region new-home market share has returned to the 30-35% range which was by norm prior to the 2005 market.

In our view
In the next several months’ land developers and homebuilders here in Phoenix will continue to make use of our sophisticated analysis tools to identify the neighborhoods where the balance has already shifted from resale housing to new housing as evidenced by the market share capture being demonstrated by new housing in those areas. Then the task will be to identify and acquire available land either in those areas or near so that they can take advantage of the demonstrated demand preferences in those areas.
